Core landlord duties

Arrange a safety check at least every 12 months for relevant landlord-provided gas appliances and flues using a Gas Safe registered engineer. Maintain appliances, flues and pipework, and act promptly on defects.

Give tenants the record

Existing tenants should receive a copy within 28 days of the check. New tenants should receive a valid record before moving in. HSE guidance says the record should be retained for at least two years.

Common pitfalls

Frequent failures include booking too late, assuming an agent holds the evidence, missing the tenant copy and retaining an appointment confirmation instead of the completed record.

• Set reminders well before expiry
• Store the completed and signed record
• Log when and how it was supplied
• Document reasonable access attempts
