Before occupation
Confirm the property may lawfully be let and assemble the documents relevant to the property, location and tenancy type.
- EPC and energy standard
- Gas safety where gas is present
- Electrical safety evidence
- Smoke and carbon monoxide alarms
- Right to Rent checks where applicable
- Required tenancy information
Deposit and tenancy evidence
Where tenancy deposit protection applies, protect the deposit and provide the prescribed information within the applicable deadline. Keep evidence of both steps and review current rules when a tenancy changes.
Ongoing controls
Review expiry dates monthly, log repairs and access attempts, retain communications and update the file whenever a tenant, certificate, payment instruction or responsible person changes.
